The Strategist's Read

The land column and the built-up column tell opposite stories

I market these and I'll still give it to you straight. Three things that decide which of the four is right for you.

The corners are a land discount, not a premium

Corner terraces normally cost more per square foot of land — extra frontage, extra light, an extra elevation. Here the larger corner prices at $4,406 psf on land against $4,764 for the intermediates. That's roughly an 8% discount on the scarcest input in Singapore residential. If your thesis is land, the corners are the buy and it isn't close.

But the intermediates are the cheaper finished house

Flip to built-up and the ranking inverts: $1,839 psf for an intermediate against $2,084–$2,117 for a corner. You're paying roughly 14% more per square foot of actual living space to own a corner. If you're buying somewhere to live rather than land to hold, the intermediates are objectively better priced — and $2.9M cheaper on quantum.

Two identical intermediates means you have leverage

The two intermediate plots carry the same land area, the same floor area and the same price. Interchangeable stock is the one situation where a buyer genuinely holds cards, because there is no scarcity story to tell you. Walk both, take the better aspect, and negotiate accordingly.
