I market this project and I'll still give it to you straight. Four things that decide whether Belgravia Ace is right for you — starting with what a relaunch actually signals.
Twenty-three homes left in a development this size means the bulk has sold and the developer is clearing a tail rather than launching cold. That usually brings sharper pricing and a motivated seller — but it also means you're choosing from what previous buyers passed over, so scrutinise each unit's position, orientation and outlook rather than assuming they're interchangeable. The right question isn't "why is it still available?" It's "is this particular one still available for a reason that matters to me?" Some genuinely aren't; I'll tell you which.
Strata landed means a pool, gym, clubhouse, landscaping and 24-hour security you don't maintain — and monthly maintenance fees, an MCST, and rules about what you can change. Pure landed gives you the opposite trade on every count. Neither is better; they suit different households. If you travel often, want a lock-and-leave home, or have children who'd use the facilities, the case is strong. If you want to rebuild, extend, or answer to nobody, buy pure landed instead.
Every other freehold landed project I market starts at $8.98M or above. If the indicative figure holds, Belgravia Ace is the most accessible freehold entry on my list — a house with a private lift, a basement and a roof terrace at a quantum that a great many families can actually finance. The trade is that it's strata, and District 28 rather than the prime belt. Confirm the final price before you plan around it; nothing is released yet.
Under placement, turning up early buys you nothing. What matters is knowing which of the 23 you'd accept and in what order, having financing in principle sorted, and having your preferences lodged before the room fills.
