I market these and I'll still give it to you straight. Three things that decide which of the three is right for you.
Corner terraces normally carry a premium: extra frontage, extra light, an extra elevation. Here the larger corner prices at $2,949 psf on land against $3,449 for the intermediate — a 15% discount on the land rate, not a premium. If you're buying land, the corners are plainly the better value. The intermediate wins only on total quantum, and that's a different question from value.
The two corner plots differ by 76 sqft of land and 68 sqft of floor area, and $50,000 in price — a rounding error at this level. That means the choice between them comes down entirely to position, orientation and outlook, not to the numbers. Walk both. If one has a materially better aspect, take it and don't agonise over the $50,000.
At $1,391–$1,422 psf on finished space, this is competitively priced for new freehold in the East. The trade is time: vacant possession isn't expected until September 2028, with legal completion in 2031. That's a long runway — good if you're spreading payments, harder if you need somewhere to live sooner. Weigh it against completed stock before you commit.
